Real Estate Agents in Delhi: what the practice actually looks like

Delhi broking splits cleanly. One half is the colony resale market — Greater Kailash, Defence Colony, Punjabi Bagh, Rohini — where builder floors are bought from individual owners and the deal turns on freehold versus leasehold status, conversion charges and whether the DDA or the municipal record matches the sale deed. The other half is commercial leasing around Connaught Place, Nehru Place, Netaji Subhash Place and the Okhla and Jasola office belts, where the client is a company taking 2,000 to 20,000 sq ft on a fit-out-inclusive lease. Very little new construction happens inside the city limits, so agents rarely handle launches; instead they handle title chains, power-of-attorney history and old sanction plans. Delhi RERA registration applies to agents dealing in registered projects. Long-standing owner relationships and lock-in on exclusive resale mandates matter more here than portal lead volume.

Delhi runs on trade, government and professional services. Nehru Place is one of Asia’s best-known IT hardware markets, Okhla and Naraina hold a dense band of small manufacturing and printing units, and Connaught Place remains the address consultancies and law firms want on a letterhead. A very large share of the city’s businesses are family-run trading firms dealing with buyers across north India.

Delhi has one of the highest per-capita incomes among Indian states and an unusually service-heavy economy — trade, hotels, transport, communication and business services dominate over manufacturing. Government and PSU procurement anchors a whole ecosystem of vendors, contractors and consultants that lives on formal correspondence.
