Real Estate Agents in Mumbai: what the practice actually looks like

Broking in Mumbai is largely a redevelopment trade. Outside a handful of greenfield pockets in Navi Mumbai and the eastern suburbs, most saleable inventory comes from cessed buildings and ageing co-operative housing societies going in for reconstruction, so an agent spends as much time with society managing committees, development agreements and permanent alternate accommodation terms as with buyers. Clients here are unusually literate about carpet area versus the old super built-up quote, about fungible FSI and about which floors carry a rise charge, and they will ask for the MahaRERA registration and the sanctioned plan before a second site visit. Rentals are a business of their own in Powai, Andheri East and the BKC catchment, driven by corporate transferees on eleven-month leave-and-licence agreements that need registering. Slum rehabilitation and MMRDA-linked launches add a further layer where buyers want the approval chain explained in writing.

Mumbai is the head office of corporate India. The Reserve Bank of India, the BSE and NSE, most large banks, mutual funds and insurers are headquartered within a few kilometres of each other, and Bandra Kurla Complex has absorbed much of the overflow from Nariman Point. Around that core sits an enormous services layer — chartered accountants, law firms, ad agencies, broking outfits and freight forwarders.

Mumbai contributes a larger share of India's income tax and corporate tax collections than any other city, and both national stock exchanges are based here. The Jawaharlal Nehru Port in Navi Mumbai is among the busiest container ports in the country, which is why so much of India's customs-clearing and freight-forwarding trade is run out of the city.
